Quality and Regeneration is a new workstream created to align with the priorities set out by the West Yorkshire Mayor, Tracy Brabin.

This area of focus covers existing homes, including quality standards, property investment and regeneration to support the Mayor’s priority of introducing a Good Landlord Charter.

“Investment in our customers’ homes and neighbourhoods is one of the biggest challenges that social housing providers are facing, with investment needed in compliance, building safety, sustainability, meeting the decent homes standard and addressing issues related to damp and mould to name but a few. If we are to meet customers’ needs, it’s essential that we get this right and drive value from the investments we make in customers’ homes.”

Graeme Scott, our Workstream Lead and Executive Director of Development at Incommunities

Millgrove, Bradford

This new development is a great example of how areas in need of lasting improvements can be transformed with quality homes at their heart.

The scheme is being delivered by Incommunities and is located just outside central Bradford, only a short walk from Bradford Interchange, shops, restaurants, bars, and everything that the city centre has to offer.

The site previously housed seven high-rise blocks of flats where there were issues with drug use, anti-social behaviour and rough sleepers. But now this new development is create a thriving community, which is helped by the great location of this site. The homes being built at Millgrove include 17 shared ownership, 37 rent-to-buy, and 53 affordable rent properties. The scheme represents a £16 million investment into the area, with funding support coming from Homes England and the West Yorkshire Combined Authority.

“The whole process of moving into my new home was handled brilliantly by the team at Incommunities, and it continues to be a great experience for me and my children.”

“I’m on the rent-to-buy scheme. It gives me so much hope knowing that I have the option of buying my home in the future, and at the minute, I have the security of having a registered landlord that does things properly.”

“If I have any issues, I call the team, and they just sort it for me – it’s great.”

“Our home and the street that we live on is perfect for us. It’s a lovely, safe cul-de-sac, so the kids can play out. I’m a nurse, and the house is close to my work and very handy for the local schools. For me, it’s a 10 out of 10!”
